About TS RERA
In July 2017 Government notified TS RERA Rules (G.O.Ms.No.202, Dt.31-07-
2017).
In January 2018 Special Chief Secretary to Government (Sri Rajeshwar Tiwari, IAS) Revenue Department has been appointed as Telangana Real Estate Regulatory Authority (G.O.Ms.No.6, Dt.11-01-2018).
In January 2018 Telangana State Value Added Tax Appellate Tribunal has been designated as Telangana Real Estate Appellate Tribunal (G.O.Ms.No.8, Dt.11- 01-2018).
DT&CP has been designated as Secretary RERA (Full Additional Charge).
RERA office established in the ground floor of DT&CP Building, A.C. Guards,
Hyderabad.
Online registration system developed by Maha-Online Mumbai on the lines of
Maha RERA, Mumbai.
TS-Online is providing local technical support and deployed 6 technical persons
(month renumeration Rs.4.8 lakhs).
TSRERA Website (www.rera.telangana.gov.in) is ready and it will go live from
31st August – 2018.

Promoters have to host the information of their projects and update quarterly progress in the RERA website (www.rera.telangana.gov.in) for information of buyers.
User charges @ Rs.750/- per each project registration and @ Rs.500/- per each registration of real estate agent will be collected and given to Maha-Online and no other charges will be paid to Maha Online.
All Residential / Commercial Projects / layouts (in plots in above 500 sq.mts or having more than 8 apartments) approved on or after 01-01-2017 have to be registered with TS RERA.
Registration of Real Estate Agents is also mandatory.
70% of amount collected shall be kept in a separate bank account to cover the
cost of construction.
Promoters have to declare original sanctioned plan, changes made later, time
line for completion of projects.
Registration through online only.
Penalty will be levied on both Promoters and Agents for non-registration and
contravenes the provisions of RERA Act & Rules.

Registration fee to be paid for registration
In case of group housing projects Rs.5/- per Sq.mts up to 1000 Sq.mts and
Rs.10/- per Sq.mts more than 1000 Sq.mts but shall not be more than Rs.5

In case of mixed development (Residential & Commercial) projects Rs.10/- per
Sq.mts upto 1000 Sq.mts and Rs.10/- per Sq.mts more than 1000 Sq.mts but
shall not be more than Rs.7 Lakhs
In case of commercial projects Rs.20/- per Sq Mts upto 1000 Sq mts and
Rs.25/- per Sq.mts more than 1000 Sq.mts but shall not be more than Rs.10
Lakhs
In case of plotted development projects Rs.5/- per Sq.mts but shall not be more
than Rs.2 Lakhs.
Grievance Redressal Mechanism
Complainant has to file complaint through online in the RERA website.
He has to mention the registration number of the project on which complaint to be
filed.
Required fees (Rs.1000/-) has to be paid.
Authority will issue notice to the respondents (developers).
Respondents have to file reply within specified period mentioned in the notice
and has to attend to hearings on specified date and time.
The complainant has to attend the hearing on the specified date.
After hearing both the parties the RERA Authority will pass appropriate orders.
Any person aggrieved by the orders of RERA Authority, may prefer an appeal
before the Real Estate Appellate Tribunal (i.e., Telangana State Value Added Tax
Appellate Tribunal)
