On one side their is a talk that there is no demand for falts in Hyderabad and that people are going to buy Plots in and around Hyderabad.

But the reality is that the price per Sft on flats is going up. It has reached around Rs7000 per sft.

Bachupally, Tellapur, Miyapur were the most preferred localities by Hyderabad homebuyers during 2021, 3BHK homes remained the preferred configuration, claiming 48 per cent share in sales figures.

Prompted by an improvement in consumer sentiment, the new supply in Hyderabad also grew two-fold over the previous year from 22,940 units in 2020 to 48,566 in 2021.

This year the rates will go up as the rate of materials and steel has gone up. The property prices in Hyderabad showed an annual 7 per cent increase in the first quarter of the calendar year 2022, says a report by an online real estate company.

It attributed the price hike to the overall economic growth that is seen as improving the prospects of India’s biggest employment generating sector.

The increase of rates in iron and other costruction material is one of the reasons for the hike in flat rates. But it is less when compared to other states.
