The Government of Telangana approved Hyderabad Metropolitan Region Land Pooling rules 2017 vide G.OMs.No.306, MA & UD (Plg.I(1)), Dept., dt.07.12.2017 to promoteand facilities planned development in Hyderabad Metropolitan Region.
1. The farmers shall get the brand of “developed by HMDA” they will get an increase of market value compared to other lands.
2. The farmers will get well-serviced housing plots with world-class infrastructure like Water Supply, Electricity, Sewerage, Parks, Sewerage Treatment Plants (STPs) etc., they can sell or build as per their requirements.
3. The farmers will get reconstituted land from the HMDA which enhances value and salability.
4. The farmers will get proportionate regular /well developed land with proper access in lieu of irregular land without access, it will increase the market value of the land.
5. The Land Pooling Scheme is a public participatory mechanism every farmer will get their fare proportionate and equitable land.
6. The land pooling scheme will help to develop and expand the city in a planner manner by increasing the supply of fresh land.
7. The approval of building permission will be processed quickly without any difficulty.
8. The process of land pooling scheme is transparent and the whole process will be clear between the HMDA and the farmers / land owners only and there is no middle man.
9. There is a growth and potential for development of commercial and institutional activity around the land pooling scheme area.
10.The land reserved for all the social infrastructure like Parks, Playgrounds, Community Halls part of the land pooling scheme.
11. In the Land Pooling Scheme sharing of the ‘Developable Area’ of the Scheme between the land owners and HMDA will be in a definite ratio or proportion basing on the Project costs, etc.,
12. The reconstituted plots are allotted to the farmers/ land owners with all developed infrastructure and other facilities in Land Pooling Scheme.
13.All of the above could never be possible by an individual effort.
All the farmers/ landowners are requested to give consent for participation in Land Pooling Scheme for equitable and planned development as per Master plan.
