The main objectives of the Real Estate (Regulation and Development) Act – 2016<\/p>\n

To regulate and promote the real estate sector.<\/p>\n

To Protect the interest of consumers.<\/p>\n

To promote fair play in real estate transactions.<\/p>\n

To ensure timely execution of projects.<\/p>\n

To establish an adjudicating mechanism for speedy redressal of disputes<\/p>\n

between developer and consumer.<\/p>\n

About TS RERA<\/p>\n

In July 2017 Government notified TS RERA Rules (G.O.Ms.No.202, Dt.31-07-<\/p>\n

2017).<\/p>\n

In January 2018 Special Chief Secretary to Government (Sri Rajeshwar Tiwari, IAS) Revenue Department has been appointed as Telangana Real Estate Regulatory Authority (G.O.Ms.No.6, Dt.11-01-2018).<\/p>\n

In January 2018 Telangana State Value Added Tax Appellate Tribunal has been designated as Telangana Real Estate Appellate Tribunal (G.O.Ms.No.8, Dt.11- 01-2018).<\/p>\n

 DT&CP has been designated as Secretary RERA (Full Additional Charge).<\/p>\n

RERA office established in the ground floor of DT&CP Building, A.C. Guards,<\/p>\n

Hyderabad.<\/p>\n

Online registration system developed by Maha-Online Mumbai on the lines of<\/p>\n

Maha RERA, Mumbai.<\/p>\n

TS-Online is providing local technical support and deployed 6 technical persons<\/p>\n

(month renumeration Rs.4.8 lakhs).<\/p>\n

TSRERA Website (www.rera.telangana.gov.in) is ready and it will go live from<\/p>\n

31st August \u2013 2018.<\/p>\n

RERA staff at a glance<\/p>\n

3 Regular Town Planning staff (Technical) deputed on OD basis. 1 Town Planning staff (Technical) on outsourcing basis. 2 Regular Town Planning staff (Adm) deputed on OD basis. 4 Data entry operators \/ Junior assistants on Out sourcing basis.<\/p>\n

Help desk established for assistance.<\/p>\n

Promoters have to host the information of their projects and update quarterly progress in the RERA website (www.rera.telangana.gov.in) for information of buyers.<\/p>\n

User charges @ Rs.750\/- per each project registration and @ Rs.500\/- per each registration of real estate agent will be collected and given to Maha-Online and no other charges will be paid to Maha Online.<\/p>\n

All Residential \/ Commercial Projects \/ layouts (in plots in above 500 sq.mts or having more than 8 apartments) approved on or after 01-01-2017 have to be registered with TS RERA.<\/p>\n

Registration of Real Estate Agents is also mandatory.<\/p>\n

70% of amount collected shall be kept in a separate bank account to cover the<\/p>\n

cost of construction.<\/p>\n

Promoters have to declare original sanctioned plan, changes made later, time<\/p>\n

line for completion of projects.<\/p>\n

Registration through online only.<\/p>\n

Penalty will be levied on both Promoters and Agents for non-registration and<\/p>\n

contravenes the provisions of RERA Act & Rules.<\/p>\n

Highlights of TSRERA<\/p>\n

Registration through online only and registration will be given in 30 days.<\/p>\n

online application developed for registration of projects and agents is robust and<\/p>\n

simple.<\/p>\n

Documents to be uploaded are very minimum.<\/p>\n

Rates for project registration and agent registration are very less compared to<\/p>\n

other States.<\/p>\n

No. of ongoing projects (as of now) to be registered with RERA – 4947<\/p>\n

HMDA Jurisdiction \u2013 840<\/p>\n

GHMC Jurisdiction \u2013 2985<\/p>\n

DTCP Jurisdiction \u2013 1122<\/p>\n

All Ongoing projects should be registered with RERA by November 30th 2018.<\/p>\n

Registration fee to be paid for registration<\/p>\n

In case of group housing projects Rs.5\/- per Sq.mts up to 1000 Sq.mts and<\/p>\n

Rs.10\/- per Sq.mts more than 1000 Sq.mts but shall not be more than Rs.5<\/p>\n

Lakhs<\/p>\n

In case of mixed development (Residential & Commercial) projects Rs.10\/- per<\/p>\n

Sq.mts upto 1000 Sq.mts and Rs.10\/- per Sq.mts more than 1000 Sq.mts but<\/p>\n

shall not be more than Rs.7 Lakhs<\/p>\n

In case of commercial projects Rs.20\/- per Sq Mts upto 1000 Sq mts and<\/p>\n

Rs.25\/- per Sq.mts more than 1000 Sq.mts but shall not be more than Rs.10<\/p>\n

Lakhs<\/p>\n

\"RERA\"<\/a><\/p>\n

In case of plotted development projects Rs.5\/- per Sq.mts but shall not be more<\/p>\n

than Rs.2 Lakhs.<\/p>\n

Grievance Redressal Mechanism<\/p>\n

Complainant has to file complaint through online in the RERA website.<\/p>\n

He has to mention the registration number of the project on which complaint to be<\/p>\n

filed.<\/p>\n

Required fees (Rs.1000\/-) has to be paid.<\/p>\n

Authority will issue notice to the respondents (developers).<\/p>\n

Respondents have to file reply within specified period mentioned in the notice<\/p>\n

and has to attend to hearings on specified date and time.<\/p>\n

The complainant has to attend the hearing on the specified date.<\/p>\n

After hearing both the parties the RERA Authority will pass appropriate orders.<\/p>\n

Any person aggrieved by the orders of RERA Authority, may prefer an appeal<\/p>\n

before the Real Estate Appellate Tribunal (i.e., Telangana State Value Added Tax<\/p>\n
